What is University Park Berkeley, JV?
A value student housing investment acquired by Academy West Investments, University Park Berkeley, JV came with a floating rate, a full-term interest only loan, and stated maturity. This is a 112-bed, 97-unit student housing complex near the UC Berkeley campus, and it was impacted by the COVID-19 pandemic, especially in a city that had strict reopening policies. Occupancy declines, delayed leasing cycles, operational disruptions, permit delays to renovation efforts, legacy tenant buyouts, and rising interest rates followed.
